In order to rent your seasonal unit for the longest period of time, at the best possible rate, the following is a list of the basic necessities.

All furnishings should be new or in excellent condition. The people who rent at Naples Heritage, for the most part, are very successful people who are used to nice things. Do not fall into the trap of thinking, “It is good enough for the renters”.
All rooms should have ceiling fans. Please be aware that the inexpensive ones are noisy and can damage the ceiling. If your unit has no screen door, we strongly advise that one be installed.

Owners need to hook up cable and telephone. Telephones must be push button and should have a re-dial button. We require one phone in kitchen area and one in master bedroom with one being a cordless. We also require an answering machine.

The unit should be sparkling clean. Cabinets and drawers must be cleaned and lined with new shelf paper. Kitchen appliances must be cleaned and all windows cleaned inside and out. When necessary, the unit must be repainted.

PLEASE DO NOT leave personal items in the unit unless you have a locked closet.
We cannot be responsible for any personal items used if they are left in unit unlocked.
Also, do not leave any food items or liquor in the unit that you do not want used.

In order to keep you from paying a service charge, we ask that units have items checked and replaced as needed, such as air conditioning filters, vacuum bags, and batteries for both smoke alarms and phones. You should have extra of these items stored in your unit.

Your unit will be inspected before any seasonal tenants arrive and will be pre-cleaned, if necessary. Your unit will be cleaned after each tenant departs. Any cleaning fees, other than those collected from the tenant, will be deducted from the rent.

We ask our tenants to use what they need but replace items for the next person.

In addition to the usual furniture in these rooms, there should be at least two good reading lights in the living room, preferably a floor lamp and a comfortable chair. A VCR or a DVD and an answering machine (or answering service through Sprint which is preferable as the machines have a tendency to break) is required as well. In addition, a music system of some sort is required.

The way that you furnish your unit will determine repeat tenants in your rental. A well- equipped unit will time and time again get rebooked more quickly for the following season. An ill-equipped unit is more likely to lose repeat customers. The most common customer complaints I receive are: unit sparsely furnished, badly equipped kitchens, not enough towels and linens, no beach chairs, no chaise lounges, no way to barbecue, and the lack of decorative items i.e. silk plants & pictures in a unit.
